Petroleum Helicopters International (PHI) is an international commercial helicopter operator, based in the US with offices in multiple countries. Infrared Services was selected by the appointed builder to provide the electrical, AV, and communications tenancy fit out services for the new PHI offices at 1100 Hay Street in West Perth.

The scope of work included more than 200 CAT6A data points (with full 20 year extended warranty), power, soft wiring, feature lighting package, lighting controls, floor boxes and audiovisual.

This project was completed on time, on budget, and with zero safety incidents. The total budget was approximately $145k.

Commercial fit out – Woss Group, West Perth, WA

Woss Group is a private investment group that owns and operates a number of commercial and retail property assets throughout Western Australia. After a competitive tender process, Infrared Services was selected by the appointed builder to provide the electrical, AV, and communications tenancy fit out services for the new Woss Group offices at 30 Delhi Street in West Perth.

This project was completed on time, on budget, and with zero safety incidents. The total budget was approximately $32k.

Electric vehicle chargers installation – Workzone East, 1 Nash Street, Perth

1 Nash Street is an ‘A’ grade office building located in the north of the Perth CBD in Western Australia. As part of a series of ongoing energy efficiency upgrades planned in consultation with the building owner and building management, Infrared Services was selected to provide a ‘turnkey’ electric vehicle charging solution for six (6) 22kW intelligent smart EV chargers.

The scope of work for this complete end-to-end electric vehicle chargers installation solution included:

  • Design assessment and data logging/analysis on existing electrical capacity
  • Installation of a new 400amp 3ph submains back to the existing site main switchboard
  • Installation of a new 400amp dedicated electric vehicle charging distribution board with sufficient capacity to support up to 20 total 22kW 3ph EV chargers
  • Installation of new data/communications infrastructure with stand-alone 4G/5G communications to allow real-time monitoring and control of the EV chargers

Digital Signage Installation

1060 Hay Street, West Perth

1060 Hay Street is a commercial office building located in the West Perth business district. After a competitive tender process, Infrared Services was selected to provide electrical services for the installation of a new digital billboard on the roof of the building.

The project consisted of the installation of a new sub-main and cable containment between the site main switchboard, located in the lower basement, to the signage located on the roof of the building; installation of a new signage distribution board and tamper-proof digital control system; installation of all cabling and cable containment between the signage display modules and the new distribution board; all electrical testing and commissioning.

As always this project was completed on time, on budget, and with no safety incidents. The total value was approximately $50k.

6 Star NABERS Energy – Workzone West, 202 Pier Street, Perth

Workzone West is a seven level “A” grade office building with 15,602sqm NLA located on the outskirts of the Perth CBD in Western Australia. The building is owned by Elanor Funds Management and managed by Knight Frank Australia.

In December 2018 Infrared Services was awarded the electrical maintenance contract for the property on a three-year term. As Infrared Services have worked closely with Knight Frank Australia on many similar assets in the past, and collaboratively created significant improvements to energy efficiency in the process, we were excited to see what could be achieved at this property.

In August 2021 the building was awarded a 6-star NABERS energy rating (the highest possible). This is an impressive achievement for all involved, and we are extremely pleased and grateful to have had the opportunity to contribute to the team effort. Of course, the approach to the improvements to electrical efficiency was multifaceted and carefully staged over the previous few years; Rome was not built in a day.

On the electrical infrastructure side, the opportunities for improvement at this asset consisted primarily of upgrades to the lighting and lighting controls. All lighting solutions were carefully selected to ensure they met with the original design intent and aesthetic of the building and importantly did not compromise illumination levels or general appearance in any areas. It should be noted that all depleted lamps, batteries, and luminaire bodies were carefully recycled in accordance with environmental best practices. Infrared Services is always able to provide recycling certificates for every lighting upgrade project, and like a responsible and highly respected blue-chip asset manager Knight Frank Australia would accept nothing less.

STAGE 1 – CARPARK LIGHTING – 3rd QUARTER 2019

The original car park lighting at Workzone West consisted of twin 36w T8 fluorescent lights throughout, 250w HID “lowbay” lights at the ramped entrance, and DALI monitored emergency lighting. Light switching is via Dynalite PIR occupancy sensors, and there had been significant issues with the reliability of the Dynalite system at this site in the past. In close consultation with Knight Frank Australia a plan was formulated to upgrade the luminaires to a modern LED equivalent and carefully review the Dynalite control system to ensure correct, and reliable, operation of the occupancy sensors moving forward.

The fluorescent lights were removed and replaced with 40w LED batten lights from Haneco and Clevertronics, the HID lowbays were replaced with Robus Sonic 100w LED highbay lights. In total 123 luminaires were upgraded, resulting in a reduction of total lighting load from 10.1kW to 5.4kW, or approximately 47.5%. In addition, the lighting controls were substantially reviewed and correct operation of the Dynalite PIR occupancy sensors was made possible. This resulted in significant energy savings in the base building car park and basement plantroom areas. It also reduced maintenance costs to virtually zero; in almost 2 years since not a single lighting repair has been required in the upgraded areas.

The total cost of this work was approximately $28k.

STAGE 2 – STAIRWELL LIGHTING – 2nd QUARTER 2020

Following the success of the car park lighting upgrade the previous year, a plan was developed between Infrared Services and Knight Frank Australia to compound these efficiency gains by upgrading the stairwell lighting in the three emergency escape stairwells to LED. The stairwells were constructed with surface-mounted oyster lights with 36w compact fluorescent lamps, with DALI control and DALI monitored emergency lighting. Similar to the car park areas, there was also a history of unreliable operation from the PIR occupancy sensors.

The fluorescent lights were removed and replaced with 25w LED oyster lights from Ektor, with DALI addressable drivers and emergency lighting control gear. In total 47 luminaires were replaced. This resulted in a reduction of total lighting load from 1.7kW to 1.2kW, or approximately 30%. The Dynalite lighting control system was also carefully reviewed to ensure correct operation of the PIR occupancy sensors. Again, this gave rise to considerable energy savings and created an installation that is virtually maintenance-free. Since the upgrade was complete no lighting repairs or replacements have been required in the stairwells.

The total cost of this stage of the work was approximately $18k.

STAGE 3 – BACK OF HOUSE LIGHTING – 2ND QUARTER 2020

The standard and specification of the lighting in the back of house areas on the ground floor and chiller plantrooms were similar to that of the car park. The original construction called for twin 36w T8 fluorescent lights throughout, including DALI monitored emergency lighting. Utilising a similar specification to the car park lighting upgrade, Infrared Services, and Knight Frank Australia were able to build on previous success and develop a program to upgrade these areas as well.

In total 40 fluorescent lights were removed and replaced with LED equivalents from Haneco and Clevertronics. The total connected lighting load in these areas was reduced from 3.2kW to 1.6kW, or a decrease of circa 50%, and the upgraded lighting system remains maintenance (and maintenance cost) free to this day. Again, the controls were reviewed for correct operation to ensure optimal energy efficiency throughout.

The total cost of this stage of the work was approximately $7.5k.

STAGE 4 – EXTERNAL LIGHTING – 3rd QUARTER 2020

In order to improve the external aesthetics of the property, as well as create even further energy and maintenance efficiencies, a further upgrade plan was formulated to convert the external lighting on the main structure of the building to LED, as well as pole mounted lights in the private courtyard and public open spaces.

The existing external lighting consisted of 35w HID downlights, and 70w HID pole mounted floodlights. The HID downlights were replaced with 25w LED COB downlights from Haneco, and the pole mounted floodlights were replaced with 35w LED streetlights from S-Tech. In total 35 luminaires were upgraded, and the total connected load was reduced from approximately 1.4kW to 0.9kW, a decrease of close to 35%. Continuing the theme of energy improvements for this asset, of course, this gave rise to considerable energy savings, and again created an installation that is virtually maintenance-free.

The total cost of this stage of the work was approximately $6k.

STAGE 5 – GARDEN LIGHTING – 4TH QUARTER 2020

Between Workzone West and the adjoining property, there is a large private courtyard and public open space. These areas had originally been fitted with compact fluorescent recessed wall lights in the garden retaining walls. Because the existing lights had been cast into the concrete walls it was not a simple matter of swapping one light out for another. Replacement luminaires had to be carefully selected to ensure their exact dimensions would allow for a proper fit, and custom mounting arrangements fabricated to ensure a seamless installation into the fabric of the building without the requirement for costly builders’ works. Despite these challenges, between Infrared Services and Knight Frank Australia we were able to carefully formulate and execute a plan to upgrade these luminaires to a modern LED equivalent.

The original luminaires were specified with 20w CFL lamps, fed via 240v low voltage cabling. The 240v supply, in particular, was a challenge, as ingress of water into the luminaires and buried cable joints had previously resulted in inevitable, and inconvenient, nuisance tripping of the protective devices. The cabling was carefully removed, jointed, weatherproofed, and resupplied at 24v ELV to ensure ongoing reliability and ease of maintenance. The fittings were replaced with a 3w LED equivalent from SAL, resulting in a reduction in connected load of 85%.

The total cost of this stage of the upgrade was approximately $5k.

STAGE 6 – LOBBY LIGHTING – 2ND QUARTER 2021

The main lobby of Workzone West was fitted with T5 35w “cove” lighting, concealed within feature bulkheads throughout the lobby, as well as extruded aluminum architectural feature lights above the main entrance. These luminaires consume considerable energy, at approximately 23w per linear metre, and require regular (inconvenient) maintenance and repairs. In keeping with the long-term energy efficiency goals for the building, Infrared Services and Knight Frank Australia formulated a specification and strategy to upgrade these lights to modern LED equivalents.

Because it was necessary to maintain the existing aesthetic of these areas, fit seamlessly into the existing building fabric of the lobby, and avoid any potentially costly builders’ works, planning and experience in similar works were required. The old T5 fluorescent cove lights were removed and high-power linear LED strip and aluminum mounting extrusions from Robus were carefully retrofit in their place. Similarly, for the T5 extruded aluminum architectural luminaires, the existing fluorescent lighting arrangement was removed and an LED equivalent retrofit in place. In total, more than 100 linear metres of fluorescent lighting was upgraded to LED. Prior to the upgrade, the connected lighting load in these areas was approximately 2.4kW, after the completion of the upgrade it was reduced to 1.3kW. This represents a decrease of approximately 45%. Of course, as an added benefit the LED solution can be expected to remain maintenance-free for the foreseeable future. The total cost of this stage of the upgrade was approximately $12k.

Commercial fit-out – base building lobby, Gayfer House, West Perth

Gayfer House is a commercial office building located in the West Perth business district. After a competitive tender process, Infrared Services was selected as the electrical contractor to complete a refurbishment of the ground floor lobby area. The scope included not only electrical installation and commissioning but also assisting with the lighting design and specification.

Commercial fit-out – Level 4, 1060 Hay Street, West Perth

Commercial fit-out scope of works,

1060 Hay Street is an A-grade commercial office building located in West Perth. After participating in a competitive tender process Infrared Services was selected as the electrical contractor to complete the demolition and make-good of a 1000sqm tenancy located on the fourth floor of the building.

The scope included electrical, security, and dry fire. The requirement was to completely defit the existing tenancy, including the removal and decommissioning of an existing 200sqm data centre, and then make-good to an open-plan layout with modern LED lighting throughout. As this project was undertaken in an otherwise occupied commercial building, careful planning and management were required to ensure no disruption to other tenants throughout the premises.

As always, this commercial fit-out project was completed on time, on budget, and with no safety incidents. The total project value was approximately $120k.

ACB upgrade – 150 St Georges Terrace, Perth

Scope of works for ACB upgrade

150 St Georges Terrace is a 12-storey B-grade commercial office tower located in the heart of the Perth CBD. The site main switchboard was fitted with two ageing Federal Pacific air circuit breakers (‘ACBs’) which were at end-of-life. Infrared Services was engaged by the property manager to undertake a retrofit to modern Schneider Masterpact MTZ1 ACBs to ensure the ongoing reliability of the installation.

Initial measurements were undertaken and bus bar installation kits were carefully custom-fabricated off-site and in advance to minimise down-time during the upgrade. When fabrication was complete Infrared Services liaised with the network operator for an upstream isolation, removed the old ACBs and supplied and installed the replacement Schneider Masterpact ACBs upgrade. At the same time it was also necessary to provide temporary power to hospitality tenants located at the premises utilising a portable generator set.

Total down time to the site was under 7 hours, and the project value was approximately $36k, or less than 20% the cost of a complete switchboard replacement. The installation can now be relied upon to remain serviceable long into the future.

Ageing bus duct replacement – Parmelia House, 191 St Georges Terrace, Perth

Ageing Bus Duct Scope of Works,

Parmelia House is a 20-story A-grade commercial office building located in the heart of the Perth CBD. The client had identified a requirement to replace an ageing bus duct supplying the mechanical services switchboard located in the plantroom on the 20th floor, which dated back to the original construction of the building and had reached end-of-life. After participating in a competitive tender process Infrared Services was the successful electrical contractor.

The project required that the existing bus duct remains in service for the duration so as not to disrupt building services. A cable tray was installed within a vertical air riser shaft, and eight (8) 300mm2 XLPE cables were reticulated up the shaft originating at the site main switchboard and terminating at the main mechanical services switchboard. The total length of the cable run was approximately 170 metres. All installation work was required to be completed with no disruption to the normal operation of the mechanical plant. When the installation of the cable tray and cabling was completed, a building shutdown was coordinated with the network operator to isolate the site main switchboard and terminate the cabling at both ends. Termination was completed with less than 10 hours of downtime for the site.

Challenges included; significant risk management when reticulating cable lengths weighing more than 500kg up a 100m vertical shaft, carefully operating within a live commercial building while eliminating any disruption to the tenants, coordinating isolations with the network operator, and working to tight deadlines to ensure work was completed in a timely fashion. The total project value was approximately $170k.

Bus duct replacement – 140 St Georges Terrace, Perth

Scope of the bus duct replacement project:

140 St Georges Terrace is an 30 storey A-grade commercial office tower located in the heart of the Perth CBD. In order to complete modernisation of the goods lift, consultants identified a requirement to remove and replace an existing 3200amp bus duct that had been installed in the lift shaft approximately 25 years earlier. Infrared Services participated in a competitive tender process and was awarded the project.

First it was necessary to create a pathway for the new bus duct, leaving the existing bus duct in-service to ensure reliable supply to the mechanical services equipment. This was achieved by working out of hours and clearing a reticulation space through the existing electrical riser. Secondly it was necessary to install approximately 150 metres of new Schneider i-Line II bus duct through the electrical riser, starting at the site main switchroom in the basement and terminating at the main mechanical services plantroom on the 30th floor. Then, utilising a brief shutdown window of less than 12 hours, the new bus duct was terminated at the site main switchboard and main mechanical services switchboard. Finally, in order to achieve compliance for the lift modernisation, our technicians removed the redundant bus duct from within the goods lift shaft.

As always this complex, difficult project was completed on time, on budget, and with zero safety incidents. The bus duct replacement project budget was approximately $270k.

ACB upgrade – Livingston Marketplace, Canning Vale

Scope of project:

Livingston Marketplace is a medium-sized shopping centre located in the eastern suburbs of Perth. We were engaged as the electrical contractor by the client’s electrical consultant to replace two faulty transformer incomer air circuit breakers (ACBs) in the site’s main switchboard.

We sourced and installed custom fabricated installation kits and replacement circuit breakers. In doing so, we dramatically reduced the cost of the repair and shutdown time in comparison to the solutions being proposed by competing bids.

Every project presents challenges, and we’re well used to managing them. For this particular contract, we had to deal with the following:

– The shopping centre had to continue trading while work was completed. To overcome this challenge, temporary generator power totalling 2.5MVA was deployed and connected to the site’s main switchboard during very short (less than one hour) shutdown windows late at night.

– Due to residential properties being located nearby, it was also necessary to deploy effective noise management solutions. For example, we had to avoid noise pollution from our generators which had the potential to disturb the residents in neighbouring houses. Our noise management plans resulted in a great outcome for us, and everyone living in the vicinity of the marketplace.

This project was completed on time, and on budget. Downtime for the shopping centre was measured at less than 60 minutes total across the entire project. The total project value, including temporary power, was approximately $75k.

ACB upgrade – 2 Mill Street, Perth

Scope of project:

2 Mill Street in Perth’s CBD is a 12-storey, A-grade commercial building. Infrared Services were engaged by the property manager to replace an aging and faulty 2500amp air circuit breaker (ACB) located in the site main switchboard.

Due to the age of the circuit breaker and switchboard, it was necessary to carefully measure and custom fabricate a bus bar arrangement to convert the installation to accept a new Schneider Masterpact ACB. On paper, this looks to be a complex process yet our skilled team is used to handling this sort of work, and the end result reflected their expertise in this area.

For all this, we did face other challenges, but yet again, we were successful in dealing with them. They included:

–  Liaising with the network operator for a planned power outage during the replacement phase of the project.

–  Adhering to very tight deadlines to minimise the power disruption to the building while the changeover was completed. Our planning and project management was key in helping us stick to the strict schedule.

2 Mill Street represents another successful assignment for Infrared Services, and another happy client. Completed on time and on budget with a project value of approximately $25k.

Automated metering network – Mercure Hotel, Broome

Scope of project:

This property is a 136-room hotel located in Broome, in the north-west of Western Australia. The client required installation of an automated meter reading network with remote access capability to allow the engineering consultant to remotely monitor and benchmark energy performance across the site.

As the electrical contractor assigned to work on this project, we liaised closely with the consultant to design and specify an appropriate solution.

The challenges arising from this assignment included:

– Working to very tight shutdown windows so the hotel could remain operational while the project was completed.

– Due to the remote location of the site, it was not possible to carry out an inspection prior to installation, so careful planning was absolutely essential.

– All equipment and materials had to be shipped to the site in advance.

–  Metering panels had to be fabricated in-house by Infrared Services.

–  As there was no fixed-line internet connectivity available at the location, it was necessary to provide a reliable wireless solution.

These challenges combined to make this a complex project that involved meticulous time management, planning and execution. Infrared Services drew on previous experience, and a team of skilled professionals, to complete the installation, which had a project value of approximately $22k.

Retail fit-out – Freedom Store, Cockburn East, Jandakot

Scope of project:

Freedom is a large-format furniture and homewares retailer, with more than 60 stores of this well-known brand operating throughout Australia and New Zealand. We were engaged as the electrical contractor for the tenancy fit-out at Freedom’s store at Cockburn East, in the southern suburbs of Perth.

We worked hand-in-hand with the builder and all other trades to make sure that this project would be completed on time, on budget, and, as always, to the client’s satisfaction. Our scope for this particular fit-out was extensive as it included the delivery of multiple services for the building: electrical, lighting, data, controls, people counters and audio-visual.

As expected, our skilled team met this challenge in every department, and we achieved an outcome that satisfied Freedom’s stringent requirements. The quality of the fit-out meant that all systems were operational and functioning properly from day one.

As Freedom operates to tight timelines when opening stores, it was essential that we adhered to the agreed schedule. This was achieved through meticulous planning and project management, with this assignment being delivered in under four weeks, and to a project value of approximately $60k.

 

Carpark lighting – Banksia Grove Shopping Village, Perth

Scope of project:

This property is a mid-sized shopping centre located in Perth’s northern suburbs. The client wanted to improve the quality of the lighting in the external carpark areas, and an electrical contractor was required to specify and install a solution which would meet this goal.

Drawing on our vast experience with projects of a similar nature, Infrared Services was able to provide a number of potential options to the client. They eventually selected an LED option which resulted in a significant quality upgrade with the added bonus of reduced energy consumption; in the case of the external carpark lighting at Banksia Grove Shopping Village, this reduction was approximately 70%.

As the carpark was required to remain operational for the convenience and safety of the centre’s customers, Infrared Services needed to carry out all installation work outside of business hours. As we often work on contracts where disruption has to be kept to an absolute minimum, we were more than happy to comply with this request and the project was completed in an unobtrusive fashion.

We were able to successfully deliver this lighting project at Banksia Grove Shopping Village for a budget of approximately $35k.

Warehouse lighting – Sandvik Mining, Canning Vale

This large property in Perth’s southern suburbs consists of approximately 8000 square metres of industrial warehouse space. The client wanted to upgrade to LED lighting to dramatically reduce energy costs, and asked Infrared Services to manage every stage of this project:  design, supply, and installation.

We provided the client with a comprehensive design solution for their warehouse lighting. This incorporated LED high-bay lighting with daylight harvesting sensors, which took advantage of the significant natural lighting at the site to further reduce energy consumption.

We completed light level measurements before installation, and on completion, to ensure full compliance with Australian Standards.

As this high-volume warehouse facility needed to remain operational throughout the process, all work was completed outside of business hours and disruptions were kept to an absolute minimum. For everyone working at the warehouse, it was business as usual even while the project was in progress.

As a result of the upgrade, the client’s energy costs for warehouse lighting was reduced by more than 80%. This fully justified their investment in the lighting upgrade. Infrared Services was able to deliver this solution on time, and on budget, with a project value of approximately $110k.

Switchboard upgrade – 16 St Georges Terrace, Perth

16 St Georges Terrace is a 12-storey office building located in the hearth of the Perth CBD. The main mechanical services switchboard, located in the basement of the building, was significantly damaged from a previous flood and Infrared Services was engaged by the property manager to design, supply, and install a replacement switchboard.

We liaised with the network operator for the required upstream power isolation, delivered the new switchboard to site, and completed the installation in a single day with less than 10 hours of downtime to the building. The total project value was approximately $25k.

Switchboard upgrade – 600 Murray Street, West Perth

600 Murray Street is a 7-storey commercial office building located in the West Perth business district. The existing level 4 distribution board was approaching end-of-life and had multiple electrical compliance issues that necessitated a timely replacement. Infrared Services were engaged by the property manager to design, supply, and install a new custom fabricated switchboard. All existing circuits were required to be upgraded to RCD protection, and all existing lighting control transferred over to the new switchboard with minimal disruption.

As the building was tenanted at the time, it was a requirement for all work to be undertaken outside of business hours and the replacement completed in a single weekend. Of course this project was completed to the highest standards, on time, and on budget, with no business hours disruption to building services. The total project value was approximately $25k.

Carpark and stairwell lighting – Statton on Murray

 Scope of project:

This property is a multi-storey, mixed-use commercial and residential strata complex located in Perth’s CBD. In a bid to increase the safety of the building’s tenants, as well as greatly improve current lighting quality and energy efficiency, the client required an electrical contractor to specify and install LED lighting for the multi-storey car park as well as the fire escape stairwells.

Infrared Services presented a number of potential options to the client which would meet all of these aims and significantly upgrade the lighting in the nominated areas. These options included the installation of highly efficient LED light fittings with integrated occupancy sensors to dramatically reduce energy consumption. In the case of the car park and fire escape stairwells at Statton on Murray, the actual reduction was huge, coming in at around 90% compared to standard fluorescent lights.

Infrared Services completed this assignment well within the agreed timeframe, leaving the client with vastly upgraded lighting in the carpark and fire escape stairwells, and much lower energy costs as well. The value of this project came in at approximately $35k.

Carpark lighting – Exchange Tower, Perth

This property is a 40-level, premium-grade building located in Perth’s CBD, offering office, retail and extensive parking space. The client was seeking a lighting upgrade for the 5-storey carpark, with a desire to see improvements in durability and energy efficiency. As such, they needed a reputable electrical contractor to specify and install an LED lighting solution.

Infrared Services provided a number of options for the client to consider, including LED light fittings with integrated occupancy sensors to dramatically reduce energy consumption; for the carpark at Exchange Tower, the reduction was approximately 90% compared to standard fluorescent lights.

At the same time, additional emergency lighting was needed at the site to meet the requirements of AS2293. We were also able to help the client satisfy this condition and comply with the standards.

As the carpark at Exchange Tower had to remain operational throughout the duration of this project, all work was undertaken outside of business hours.  Infrared Services is used to working at hours that best suit the client, and the building’s tenants, so this posed no problem to us. We were able to complete this contract in good time, with a project value of approximately $70k.

 

Commercial fit-out – Atteris, 220 St Georges Terrace, Perth

Scope of project:

Atteris is an independent engineering and design consultancy with offices in Houston, Texas and Perth, Western Australia. An electrical contractor was required to provide design and construction services for their fit-out when relocating to new office premises at 220 St Georges Terrace in Perth. Like most fit-outs, this was a multi-faceted project as it involved the delivery of electrical, data, controls and audio-visual services.

With our vast experience in these types of electrical fit-outs, and with a strong track record of successful projects behind us, Infrared Services submitted a detailed proposal to Atteris for their consideration. This proposal was duly accepted by the company, and we embarked on the design and construction stages of the project at St Georges Terrace.

As the chosen electrical contractor, we worked closely with all other trades during this fit-out to ensure the project was delivered to an exceptionally high standard, on time and on budget. Our scope was a wide one as it included the provision of electrical, lighting, data, controls and audio-visual, yet we were able to deliver the project in under four weeks and for approximately $55k.

Carpark and stairwell lighting – Alluvion, 58 Mounts Bay Road, Perth

Scope of project:

This property is a premium-grade office building located in the heart of Perth’s CBD. Alluvion comprises more than 22, 000 square metres of prime office space, spread over 14 floors.

This property is already well known for promoting energy efficiency and environmental sustainability. For example, it has been awarded high ratings for responsible energy and water use throughout the building. The client was keen to take this one step further by installing LED lighting to the carpark and stairwells. This upgrade would mean a more durable lighting system in these high-use areas, as well as a major reduction in energy consumption and overall costs.

Infrared Services submitted a comprehensive tender proposal, and was chosen to complete this electrical project. We were mindful of minimising the impact on all of those who used the facility. For example, the building was required to remain operational throughout the duration of the assignment, so we were happy to undertake all work outside of business hours.

On successful completion of this project, Infrared Services helped Alluvion become an even more energy-efficient building than before. The project value for this contract was approximately $70k.

 

HV and LV maintenance – SMRC Regional Resource Recovery Centre, Canning Vale

Scope of project:

The SMRC Regional Resource Recovery Centre is a large-scale waste processing plant located in Perth’s eastern suburbs. We were contracted to perform maintenance, inspections and servicing on the site’s high voltage distribution network, including ABB 22kV transformers and ringmain units (RMUs), and associated Merlin Gerin/Schneider low voltage Air Circuit Breakers (ACBs)

These are some of the challenges we faced, and the solutions we put in place:

– It was necessary for sections of the plant to continue operating while work was completed. To allow this to happen, temporary generator power totalling 1MVA was deployed and connected to the site main switchboard during very short (less than 30 minutes) shutdown windows late at night.

– Work had to be carefully coordinated to ensure compliance with the client’s environmental monitoring procedures and obligations.

– We had to develop comprehensive high voltage switching programs and shutdown schedules in order to complete the work safely.

–  We had to maintain a close liaison with the network operator (Western Power) throughout the project.

Working with challenges of this nature is commonplace to the experienced team at Infrared Services, and we were able to complete this assignment on time, and to a project value of approximately $30k.

Embedded metering network conversion – Adelaide House, 200 Adelaide Terrace, Perth

Scope of electrical project:

This property is a 7-storey “B” grade commercial office building located in Perth’s CBD. To provide increased energy revenue for the owner of the building, the client identified a requirement to convert from a multiple-master metering arrangement to an embedded meter network. With our experience completing projects of a similar nature, we were asked to carry out this electrical network conversion.

As the nominated electrical contractor, Infrared Services worked closely with the engineering consultant and network operator (Western Power) to convert the 1600amp site main switchboard in order to accommodate Western Power CT metering. We replaced approximately 40 kWh meters throughout the building with new NMI-pattern approved electricity meters.

As you’d expect, a project of this large scale wasn’t without its challenges:

  • All work was to be completed within a single 12-hour power outage.
  • Work had to be done in conjunction with Western Power, the network operator. This required a high degree of collaboration and time management.
  • To reduce disruption to the tenants, all fabrication was undertaken off-site and in-house in order to reduce the building shutdown time to an absolute minimum.

In spite of these challenges, Infrared Services was able to successfully complete this electrical network conversion assignment, with a project value of approximately $50k.

Switchboard upgrade – 2 Mill Street, Perth

2 Mill Street in Perth’s CBD is a 12-storey, A-grade commercial building. Infrared Services were engaged by the property manager to replace the aging ground floor house services switchboard which was at end-of-life. It was necessary to design, supply, and install a new custom fabricated switchboard. All existing circuits were required to be upgraded to RCD protection, and all existing lighting control transferred over to the new switchboard with minimal disruption.

As the building was tenanted at the time, it was a requirement for all work to be undertaken outside of business hours and the replacement completed in a single weekend. Of course this project was completed on time, and on budget, with no business hours disruption to building services. The total project value was approximately $20k.

ACB and HV equipment maintenance -Kwinana Marketplace, Perth

Scope of project:

Kwinana Marketplace is a large shopping centre located in Perth’s southern suburbs. Infrared Services was engaged by the client to perform maintenance, inspections and servicing on the site’s high voltage distribution network. This network includes GE 22kV transformers and ringmain units (RMUs), as well as associated GE low voltage Air Circuit Breakers (ACBs).

While this type of work is second-nature to the experiences technicians at Infrared Services, there were still logistical challenges to be considered during this project. They included:

– Developing comprehensive high voltage switching programs and shutdown schedules in order to complete the work safely whilst minimising disruption to major retail tenants.

– All work was required to be completed outside of business hours. As is always the case in these situations, we were happy to comply with this requirement.

Sound planning and execution, much of it based on our extensive experience, saw us manage these challenges and deliver on time, with a project value of approximately $15k.

Site main switchboard upgrade – Mercyville Hostel, Craigie

Mercyville Hostel is an aged care facility located in Perth’s northern suburbs. The existing site main switchboard was dilapidated, and the risk it posed to residents and staff meant that urgent replacement was required. Infrared Services was asked to manage this much-needed switchboard upgrade, so we scoped and designed a replacement site main switchboard as soon as possible.

We liaised with Western Power to arrange a power outage while the switchboard was being replaced. Obviously, the aged care facility had to remain operational during the planned power outage and replacement of the switchboard, so it was necessary for us to provide temporary generator power while the work was completed. We’re used to providing generator power when required, so this part of the process was handled easily.

At all times, we remained mindful of reducing the impact on everyone living at Mercyville. The switchboard was changed over in a single day, with minimal disruption to normal power services, and to the Hostel’s residents.

Infrared Services was able to scope, design, and install a safe switchboard for Mercyville Hostel at a project value of approximately $25k.
